Prepared base

We look at your ground and quote the right base, from a timber subframe on ground screws to a fully reinforced concrete base.

Insulation and lining

Insulated floor, walls and roof, lined and finished so the room is usable in winter.

In-house electrics

Our own qualified electricians connect the room to your mains supply, so lighting, sockets and existing supply wifi work from the day you get the keys. Wifi is an optional extra.

Weather tight roofing

EPDM rubber roofing.

Doors and glazing

Double glazed doors and windows, with the configuration agreed at design stage.

Site cleared and left tidy

 Trustindex verifies that the original source of the review is Google. I cannot recommend these guys highly enough. I had a lovely garden office installed by them (in a previous guise of the company) 4 years ago. Last week I found that there had been quite a major leak from the felt roof.

I called them up on Wednesday around 11am more out of hope than expectation. I was told the company had changed hands and they might not have my records, but to fill out an online form and they would check. Around 11.30 I was called back to ask if we were at home during the day (we both work from home). At 1.30pm I had a call to say they were in the area could they pop in to check the damage.

At 1.50pm Adam (who did the original installation) and a colleague turned up. He said they had brought a replacement rubber roof with them (normally 15 year guarantee and 50 year expected lifetime) explaining they didn't use felt anymore for precisely the issues I had experienced. By 3pm the office was watertight with a brand new roof and I had a huge smile on my face. The price? Nothing.

I didn't know this kind of service exists, but I want you all to know that you are completely safe in the hands of these guys. Please use them, they deserve your business.

How much does a garden room cost?

Our garden rooms start at +/- £13,137 for a Pent Haus studio, +/- £15,000 for a bespoke room and +/- £18,000 for an Elite room. Those figures include the building and installation by our own team. Size, glazing, finish and the base your ground needs are what move the number, so use the price tool above for an indicative range and we will confirm it in writing after a free design visit.

Do you need planning permission for a garden room?

Many garden rooms fall under permitted development rights, so planning permission isn’t always needed. It depends on the room’s height, where it sits in your garden, how close it is to a boundary, and whether your property is listed or on designated land. Rooms used as separate living accommodation are treated differently. As every property is different, we recommend checking with your local planning authority before you go ahead. They can confirm whether your room will need an application.

Do garden rooms need building regulations approval?

Not always. Whether your garden room needs building regulations approval depends on its size and specification, so some rooms will and others won’t. Once we’ve talked through your plans, we’ll confirm whether yours needs approval.

Can I use my garden room all year?

Yes. Insulated floor, walls and roof, double glazing and mains electrics mean the room works in January, not just in July. That is the point of building it properly rather than buying a summer house and hoping.

What base does a garden room need?

It depends on your ground. We use timber subframes, ground screws and fully reinforced concrete bases, and we recommend the right one after seeing the site. The base is priced inside your quote, not added afterwards.

How long does installation take?

Most of the room is built in our workshop, so the work in your garden is short. A Pent Haus room is assembled in around 3 days. A bespoke or Elite room is installed, finished and wired on site in 2 to 5 days.

Can a garden room be used as an annexe?

It can, but a room used as separate living accommodation is treated differently for both planning and building control. We can build to that standard, it just needs a proper conversation at the design visit.
