Do I need planning permission for a garden room?

In most cases, no — as long as your build meets a few straightforward conditions:

  • It must be single storey and cannot be built in front of your property
  • If positioned within 2 metres of a boundary, the total height cannot exceed 2.5 metres
  • It cannot take up more than 50% of your garden
  • It cannot be used for living in or as a base for your business

There are some exceptions worth being aware of. These permitted development rights vary significantly for listed buildings, conservation areas, and designated zones like Areas of Outstanding Natural Beauty.

For doors, you can choose from sliding doors, French doors or bifold doors, each bringing a different character and feel to your space. You can even combine door types if your layout calls for it.

Windows can be positioned and sized to suit how you want light to enter the room and how you want it to look from the outside — our team will guide you through the options when you get in touch.

We offer three cladding options, each with its own distinct character and finish — so you can choose the one that best suits your style, your garden and how much maintenance you’re happy with.

Western Red Cedar — A naturally beautiful timber with rich, varied colouring and a contemporary flat profile. Cedar is virtually knot-free with hidden fixings for a clean, refined finish. As a living material it requires periodic oiling to keep it looking its best.

Scandinavian Redwood — Full of rustic charm and natural character. Slow-grown Redwood is rich in knots and grain, giving every build a truly individual feel. It requires periodic painting or staining, which also lets you put your own stamp on the colour.

Marley Board — A premium fibre cement cladding that delivers the look of timber without any of the upkeep. Completely maintenance-free, A-rated for fire resistance, and available in five colour finishes — Light Grey, Tea Green, Pebble, Dark Grey and Slate Grey.

Western Red Cedar requires periodic oiling to protect the wood and keep it looking its best. It’s a straightforward task, and many customers see it as part of owning a natural timber building.

Scandinavian Redwood needs painting or staining periodically. This also gives you the flexibility to change the colour of your garden room over time if you fancy a refresh.

Marley Board requires no maintenance at all. No painting, no oiling, no staining — ever. If you want a garden room you can simply enjoy without thinking about upkeep, Marley is the one for you.

Beyond cladding, we’d recommend giving your garden room a general check-over once a year — clearing gutters, checking seals around doors and windows, and keeping the area around the base clear of debris.
